Is there a way to differentiate a regular project vs a maintenance project. I am looking to create a seperate report for the two types but not sure how to flag them to begin with.

Another way is to create a custom field with a dropdown field containing those two project types: maintenance and regular. This will be reportable. This could be a preferred approach if you have maintenance or regular projects across various programs or portfolios.
