Email Script token help needed!

My opportunity info is not pulling in the values as I expected from all the documentation I read.

Perhaps @Sanford Whiteman or @Courtney Grimes or anyone else might have an idea why the data is not coming into my email template render?

The main ones I am looking for are the two above the horizontal rule, but as you can see with my test email script token, I'm getting nothing.

The example provided did not have the opportunity synced to Marketo with the information.

Just pulled another that was fresh and was synced and it all works.
