I have built an email that is triggered to send an email to Sales whenever someone downloads a particular piece of our content.

It tells them the usual things:
First & Last Name of the lead, Company info, email,phone,etc.

I have a built a custom field that allows leads to sign up for a Newsletter on a Marketo based Form.

How do I create a token that references this custom field, so that my email to Sales can tell them whether or not the lead has signed up for this newsletter?

The token follows the convention {{object.field-name}}

If you are sending an alert you can use tokens such as {{lead.subscribe_newsletter}}

You should be able to find that custom field in the token picker when inside the email editor.
